Designing my new home
Well after years of trying I finally got approved for a home loan. So I'm in the process of designing it myself. Here is the basic layout of it and is about all my loan will allow. It';s a ranch style home, 3 bedroom, 2 bath, 2 car garage, 1 acre of land. What do you guys think so far?
I only have 3 months to design it, so I'll be working on it from now till then. Wish me luck.
Keep in mind this is just a rough draft to get an idea.

It's just a rough draft. I havent added a door to Master Bed yet. And I do agree about bringing the wall in closer to guest room for more Bedroom2 space. My wife said something about making the kitchen and livingroom open as well. So that too is a good idea. I'll have some updates on this a little later. _________________

Here's the new layout, I like it as well does the wife. Though I'm not sure whether to keep the triangle closet by main entrance. Not sure what to do there. Any suggestions?
Also moved kitchen wall with sliding doors out as well, though may need to be brought out more.

Well, this is pretty much gonna be the layout. I'm sure some slight changes will be made between now and build time. But your looking at the home I'll most likely retire and die in. I ran it by my builder, who just so happens to be a guy I used to work for. I used to hang and finish his drywall. Which by the way I'll be doing myself He gave me a guestimate of around $133,000. That includes everything but the land which I already purchased for $6500.00 or the drywall materials which will run around $2000. When its all said and done it will have cost me roughly $143,000 , $7000 below budget.
I already own the pool
Dont mind the roof, it was for the old layout, just havent fixed it yet. Though I really dont need to worry about it. My builder only needs the floor plan.

Actually, it sort of looks like you could switch the kitchen and the living room around in your second picture.
Then again, I'm terrible at designing anything so you probably shouldn't listen to me. _________________ Okay, my signature was starting to annoy even me. QUICK_EDIT
Actually, it sort of looks like you could switch the kitchen and the living room around in your second picture.
only problem with that is it'd be kinda awkward walking right into the kitchen from the front door. lol at least IMO.
Now if it were MY house, which it isn't, i think i'd leave a small wall with a wide opening separating the kitchen from the living room. And I'd also might move the door that goes into the Garage from the inside to the other wall right next to where it's at currently just because I don't think i'd like it being right there next to the Master Bedroom door though being on an open wall in the living room would be kinda odd. But it's your place not mine. And really it looks good.
And another side thing would be gardens. Not really part of a house plan and i'm not sure if you are into them but I think a nice long garden that's on the front of the house that would be between say the house and the walkway to the front door, if you leave space between the house and walkway, would be cool if kept up. _________________ Kalistia Crestland (2)

I keep finding it interesting that the only thing you post these days seems to be complaints about others posting things.
Congrats, you found out one of my more annoying habits. Assuming from the reactions here, I'll ignore the Offtopic Discussion forums if my reactions bother you lot so much... QUICK_EDIT

I have one thought which may or may not bother you. Assuming you put it either in the kitchen or the garage, your washing machine will always be within earshot of your TV unless you put it on the far wall in the garage by the door. Now it may be that you would never wash clothes while the telly is on but it's something to think about.
I think it would make more sense to put the closet in your living room either on the other side close to the garage or in the playroom itself, leaving the playroom door in the open plan bit. Two reasons for that, firstly the corridor on the right might look a bit silly with the doors as they are (more on that in a moment) and having it near the more open bit makes it easier to both hear and see the kids (I'm assuming it's a playroom for them rather than you?).
With the corridor with the guest/second bedroom, I think it looks really cramped and awkward compared to the rest of the house. You can shorten the corridor by moving the second bedroom door onto the adjacent wall (i.e. the one with the bathroom door) and giving that room a bit more space. If you make the kitchen/corridor/bathroom wall (the one on the bathroom farthest left) diagonal and then make the corridor itself about 30cm wider (I'm guessing the program is limited in what dimensions you can make, though) it'll look more open and inviting. I also think the bathroom doesn't need a door to the second bedroom (especially because of the hassle of locking both doors particularly if you either have guests or mischievous children) and it gives you more wall space since fitting shower/toilet/sink looks like it might be a bit tricky without it.
I also agree with Ixith that personally I wouldn't want the master bedroom next to the garage. One final question, where is the road in relation to the house? I just find it odd that either your front door or your garage is going to be away from the main road.
At the end of it, these are just my thoughts and suggestions and you can do what you want with it. I do feel somewhat envious that you can design your house how you want it (within reason, obviously) and I hope it all turns out nicely. _________________

The Garage/Master Bedroom wall and Garage/Livingroom wall both will have sound proof Insulation, and yes the Washer/Dryer will be in garage. But with todays washer and dryers, they hardly make a sound anymore so that wont be an issue. There will be some slight changes to the inside floor plan, but not much. I did decide to remove the bathroom door from the 2nd bedroom, however the wife likes the triangle closet by front door, citing that when people walk in they can access the closet to hang thier coats and what not. But here is an image of the road view.

You should change the garage. It will be a pain in the ass to steer/circle every morning out of this, and this for the rest of your life. Imo the garage should face towards the street and instead the main door moved to the side, there where the garage is now.
This way you can also put the paved garage road next to the entrance way and have more green space in front of the house. With the removed big paved area in front of the garage for turning the car, you will also gain more garden space.
Right now i fear you will park only on the paved area in front of the garage and never inside.
btw, where do you live that you can buy land for only 6500$ ? Here in germany if you want to buy land you can't get it under 100.000€, except you want to live far away from any big city in the middle of nowhere. Or is this only leasehold and you only bought building rights on the land? _________________ SHP Artist of Twisted Insurrection: Nod buildings
@Orac, at the end of the day the sun will be shining on the garage door side of house.
@LKO, na, it wont be a problem getting in and out of the garage. As for the price on the land. It all depends on where you want to live here in the States. An acre of land can go for $1200 to anywhere up to over $1,000,000. I live in NorthWest Ohio now, but my house will be built in Temperance, Michigan. Actually, the $6500 I paid for mine was a bit high if you ask me, but it was the area i wanted. _________________

$6500? That's a nice price, round these parts its more like $100k, and thats in the middle of the damn forest.
Your lack of closets disturbs me. Also a triangle closet sacrifices storability for living space. Just to note.
Heating bills yes, but when its summer again, its going to get pretty hot unless you got some thick blinds. _________________ "Don't beg for things; Do it yourself or you'll never get anything." QUICK_EDIT

Yep. there's lots of land here in the States, just a matter of how desirable the land is for how much it'll cost if it's being sold usually. I know where my aunt lives up in Michigan (Traverse City area/north of it) there was a small 1/2 acre of land for sale going for like $1.7 million. No buildings or anything on it just 1/2 an acre of land...but it was lake side to lake Michigan. _________________ Kalistia Crestland (2)
